Summary
RMC No. 105-2016 amends certain provisions of RMC No. 76-2007 on the mandatory requirements for one-time transactions involving transfer of real property.
Key points
- Requirement removed. A certified true copy of the original Certificate Authorizing Registration (CAR) from the Register of Deeds is no longer required for processing one-time real property transfers and issuing the electronic CAR (eCAR). The same applies to a Registry of Deeds certification stating the CAR serial number, issue date, issuing RDO number, signing Revenue District Officer, type of taxes paid and amount paid per tax type.
- Exception. The document must still be submitted for OCT/TCT/CCT issued starting 2007 if the Register of Deeds did not annotate the CAR information.
Who is affected
- Parties to one-time transfers of real property
Deadlines and effectivity
- OCT/TCT/CCT issued starting 2007: document still required if CAR information is not annotated
